About The Role:
Homebound is seeking a resourceful Pre-Construction Project Manager (Precon PM) to lead our Dallas residential projects through the critical phase from lot acquisition to "vertical" construction start.
In this role, you will manage a diverse portfolio ranging from urban infill redevelopments in the City of Dallas to high-volume builds in Master-Planned Communities. You will be the "hub" of the wheel, coordinating across Architecture, Design, Procurement, and local Field teams while utilizing our proprietary technology platform to maintain velocity and precision.
Qualified candidates will thrive in a high-volume environment, overseeing a pipeline of 20–40 projects simultaneously. This is a high-impact role for a project manager who wants to redefine how homes are built in the North Texas market.
What You’ll Do:
Pipeline Leadership: Act as the primary point of contact for all Dallas-area projects, shepherding them through the pre-construction lifecycle (due diligence, consultant coordination, and permitting) with a focus on speed-to-market.
Schedule & Risk Management: Utilize Homebound’s tech platform to build and manage project schedules. You will identify dependencies, anticipate bottlenecks in municipal approvals, and identify opportunities for schedule compression.
Market Expertise: Navigate the specific nuances of DFW-area municipalities. This includes managing relationships with the City of Dallas, suburban building departments, and Master-Planned Community HOAs/Architectural Review Committees (ARCs).
Design Coordination: Partner with Architecture & Design teams to ensure lot-specific plans are optimized for site conditions, local zoning, and cost efficiency.
Construction Handoffs: Lead the critical transition from planning to execution by delivering comprehensive, "ready to start" project packages to the local Construction team, ensuring seamless vertical construction mobilization without delays.
What You’ll Bring:
Experience: Minimum 2-4 years in Residential Construction Project Management, Architecture, or Project Development. Experience in production homebuilding or high-volume urban infill is highly preferred.
Technical Fluency: Ability to read architectural and structural drawings, comprehend civil engineering plans, and navigate complex zoning requirements.
Local Knowledge: Direct experience with North Texas permitting processes and a familiarity with DFW-area trade partners and consultants.
Tech-Forward Mindset: Comfortable using (and improving) proprietary project management software to track dozens of moving parts.
Problem-Solving Prowess: A "get it done" attitude with the ability to navigate bureaucracy and find creative solutions to site-specific challenges.
Communication: Exceptional written and verbal skills; you can effectively "push" internal and external stakeholders to hit deadlines while maintaining professional relationships.
Operational Excellence: Highly organized with an obsession for detail. You take pride in maintaining a "clean" pipeline where no project is left stagnant.
